Board Meeting Minutes Date: 12/22/25

1. Call to Order

 

The meeting was called to order by Kelly McGrath.

 

2. Roll Call

3. Approval of Previous Minutes

 

Minutes from the December 2024 Annual/Budget Meeting were approved by Denise Fisher-Kowalewicz.

 

4. Treasurer’s Report

 

 

  • Operating Account: $36,378.28
  • Reserve Account/CD: $25,973.26 (3.8% interest)
  • Total Funds: $62,351.64
  • Profit & Loss Review: 7 unpaid owners totaling $2,674.74
  • Letters are regularly sent to unpaid homeowners.
  • Motion: Motion to approve the Treasurer’s Report by Brooke Doescher.

 

 

5. Old Business / Year in Review

 

  1. No increase in dues for 2026.
  2. Management fees will remain unchanged.
  3. Landscaping costs will be increasing in 2026.
  4. $8,486 will be added to reserves.
  5. Year-end report will be sent to the board.
  6. Website is up and running.
  7. Please email or text Denise Fisher-Kowalewicz with neighborhood pictures for the website.
  8. New Block Party Committee formed.
  9. Fence improvement/replacement planned for 131st Street at the front of the neighborhood.
  10. The board will continue to obtain competitive quotes.
  11. Discussion on when to send delinquent owners to collections.
  12. Motion: Motion to approve the budget by Denise Fisher-Kowalewicz.

 

 

6. New Business

 

  1. Board Election
    1. Two open positions: Diana Masny and Annette Renn’s terms expired.
    2. Both were the only candidates and were re-elected to the board.
  2. Other Items 
    1. New sign installation at the pond discussed.
    2. Addition of park benches at the pond. Competitive quotes will be obtained and reviewed.
